Welcome to this edition of What’s on the Horizon.


Welcome back to a brand new year! We hope you all had a good break, and are ready to tackle 2015 with as much gusto as we are.

  1. We have secured several new projects which have already started or are about to start. It is looking like we will stay very busy for the rest of this year. A couple of the new projects will take us through to the end of 2016.
  2. The new Home Building Act changes came in to effect on January 15 of this year. Click here for a resource to guide you through the changes. The most noteable is Section 18F of the Act, which most people are not aware of, including most builders!
  3. Let us know if you want us to come and speak to you and your staff about building, renovating, or collaborating with your builders.

One of our mantras is that we "Don't teach a bricklayer how to lay bricks". Over the past 25 years, we've sorted the wheat from the chaff to find the BEST subcontractors in Sydney in their chosen trade. We are delighted to say that one of our long-time roofers, Sterland Roofing, was named the MBA National Master Roofer of the Year, 2014. Well done Matt!

This is what Horizon Habitats does best. Our clients approached us to renovate & extend their inner-city terrace early in 2014 (seen above under construction). On a tight budget & timeline, they outlined their needs for space and light. HH introduced them to an architect we felt was a good match, arranged for the DA & CC to get approved, coordinated the engineering design, and worked with the clients on budget, finishes selection and procurement. Managed on a construction management basis, no subcontract was procured without the clients' approval, and was reported against a budget every two weeks.

The clients moved in on time by the end of the year, and are ecstatic with the result!

HH are currently project managing three "Design & Construct" projects and are always looking for more ways to add value and service for our clients."


Choosing the right builder can make or break a project. Each month we suggest things you can ask your builder in order to differentiate between them, and help makethe right decision.

Having systems in place gives a good indication that your builder is organised!
Ask your builders what systems have they in place to manage:

  • Quality control
  • Financial control
  • Safety
  • Programming
  • Neighbours
  • Post-construction


Treated Pine is not Treated Pine!

A lot of people do not know that there are several ratings for treated pine. Make sure that the treated pine you're using is fit for purpose!

  • H2 - Above ground, internal framing - (wall, floor & roof framing etc)
  • H3 - Above ground, external framing - (decks, pergolas etc)
  • H4 - In ground, external - (fences, posts, sleepers etc)

Quality homes can only be built with Quality People! If the guys on site don't get paid, the houses don't get built - it's that simple! This month we meet HH's payroll manager, Tonya Cross. Tonya has been with us for 8 years, and is a popular member of our team - not only because she controls the wages, but also because of her world-famous baking skills!


We have been installing Sonos music systems (above) in almost every home we renovate or build for the past few years. For those not familiar, it is a system that plays audio across zones in your home. It can play all your own iTunes music stored on your computer, as well as internet radio stations, subscription services such as Spotify, Pandora, or Google Play.

Each zone can play separately, or join them all together and play the same music in all zones at the same time., and are controlled wirelessly via the Sonos remote, or use your iPhone, iPad, or Android device.

A reminder about HH Maintenance & Small Works Division’s services:

  1. Routine maintenance – Monthly, Quarterly, or Annually
  2. Reactive maintenance – one off jobs... leaks? dampness? Dry Rot?
  3. Small building works – kitchens, bathrooms, new openings, decks, pergolas etc.
  4. Remedial building works – strata repairs, waterproofing, render repairs etc.
